The renovation program 2017-2020 involves improving the living conditions of Muscovites who live in outdated houses, by relocating them to new houses with an improved layout. Old buildings will be demolished. According to the latest news, the list of objects of the renovation project, which are primarily to be demolished, includes houses in Perovo. And this means that soon the residents of this area will be able to move to better and more modern apartments.
Housing estate Perovo
Perovo is part of the Eastern Administrative District of Moscow. Perovo is one of the largest sleeping areas of the capital. However, his real estate brokers are not included in the ranks of the prestigious.
The housing stock is represented mainly by old panel houses and five-story Khrushchevs, which were built back in the 60-70s of the last century. Apparently, this was one of the main reasons why Perovo is among the leaders in the number of demolished houses in the renovation program.
About a fifth of the district is represented by the industrial zone: Moscow Electrode Plant, various industries, warehouses, garage cooperatives, etc. The industrial zone does not have the most favorable effect on the ecology of the area. The residential sector is more concentrated in the south and east of the district. Other parts also have residential buildings. But they are surrounded by the premises of the industrial zone and because of this they lose their market attractiveness.
If we look at Perovo from the side of organizing transport, then there is only one metro line (Kalininsko-Solntsevskaya), which is quite busy. This is a lot of inconvenience. However, to unload roads by 2020, it is planned to complete the construction of the Northeast Chord, which will improve transport capabilities and connect the area with neighboring ones.
Perovo's infrastructure, in general, is organized at a good level. There are a large number of kindergartens, schools, kindergartens and adult hospitals, and there is also a university - Moscow State University named after M.A. Sholokhov. But Perovo lacks large shopping and entertainment centers with shops, fitness clubs, cinemas and other entertainment facilities that would increase the attractiveness of the location for new residents.
Perovo is a budget district. Most often, they choose it if potential buyers want to move to the capital and do not have funds for housing in a more prestigious area. The situation should be changed by the renovation program, which the locals are looking forward to.
Average cost of apartments
At the end of 2017, according to a survey of independent real estate companies, the average cost per 1 sq. Km. m of secondary housing in Perovo amounted to 155 thousand rubles. The total cost of the apartment is 7.7 million rubles. For primary housing, the price was set at 162 thousand rubles per square meter, and 7.5 million rubles for a new apartment.
A renovation program in this area will improve the appearance of the location, and should increase the cost of secondary housing by about 20% (which in the future will be exchanged for an apartment in a new building). A similar trend is observed in other areas. However, real estate experts argue that a significant rise in prices should not be expected until the transport situation improves in this area.
Renovation program
Renovation in Perovo began in the early 2000s. At that time, several old dilapidated houses were demolished in the area.Then the implementation of the project was stopped and found its continuation only in the new renovation 2017-2020.

Residents of these buildings will be relocated to new buildings with comfortable housing conditions. According to the terms of the program, residents will receive apartments whose living area is equal to or slightly larger than the area in old houses. At the same time, the apartments will be of high-quality repair so that tenants can immediately move to a new home.
Important! If desired, it is possible to get an apartment with a larger area, paying the difference per square meter. To do this, you can use the funds of maternity capital, social payments and benefits.
The construction of new houses will be carried out at the "launch" sites, which are approved by authorized management organizations. As of December 2018, 7 sites were fixed in the area, where new buildings will be erected:

Together with new buildings it is planned to improve social infrastructure. The renovation project includes the construction of new kindergartens, schools and hospitals, which should correspond to population density.
Resettlement Schedule
The Moscow City Construction Department reports that the final schedule for the resettlement of residents of houses to be demolished will be approved by the end of 2019.
Actual information on the construction of new housing is constantly updated, as new territories are constantly added to the list of launch sites. The demolition of five-story buildings will be approved by the responsible urban development services. The process depends not only on the number of houses, but also on their condition, location and other parameters.
The sequence of the stages of the renovation program should be fully developed by the end of December 2019.
