St. Petersburg is in third place in terms of housing commissioned last year. It is traditionally ahead of Moscow and the Moscow region, Krasnodar Territory. Every year, the city receives about 3.5 million square meters of living space of various costs. If, until 2016, developers preferred the construction of either economy-class or premium houses, then in 2020 it is planned to intensively develop the comfort class segment of new buildings designed for the middle class.
Delivery in 2020
Developers plan to commission 132 residential complexes in 2020. Half of them are located on the metro line: no more than 20 minutes on foot. One-room apartments and studios are in almost all. And housing designed for a large family, with four to five rooms, is only in 5% of new buildings.
Luxury housing
Most premium class projects under construction and commissioned are located in the historic city center, on the banks of the Neva, Malaya and Bolshaya Nevka. The cost per square meter begins in them from 150 thousand rubles. By the end of 2020, it is planned to commission two complexes: Petrovsky Quarter on the Water and One Trinity Place. Five more will be commissioned before the end of 2021.
Petrovsky Quarter on the water
The construction of three eight-story monolithic buildings on Petrovsky Island began in 2017. The project was designed to maximize the excellent location of the land allotted for construction: the windows of the houses overlooking the Malaya Neva and Petrovsky Park. The light facades in the Art Nouveau style are decorated with French balconies, wide windows with panoramic glazing. Areas and prices:
- one-room 42 - 75 sq. m from 8.5 million rubles;

The ceiling height is three meters, a separate bathroom, a glazed balcony, dressing rooms in each apartment. The project provides for commercial non-residential premises on the ground floors, an underground parking for 440 cars. Closed courtyard, well-maintained guarded house territory, video surveillance inside buildings, courtyards, noiseless passenger and freight elevators.
The nearest metro station Sportivnaya is more than two kilometers away, but the ground transportation stop is practically under the windows. The nearest kindergartens and a school are about a kilometer away, but such an organization of infrastructure is justified. The developer is counting on wealthy buyers who have their own cars.
One trinity place
The English architectural bureau SQUIRE & PARTNERS has created the Trinity complex development project on the Petrograd side (22 Admiral Lazarev Embankment). GHP Group brings it to life. Four years ago, the Trinity Place business center was commissioned, and by the end of 2020 it is planned to completely complete the construction and decoration of the nine-story residential complex One Trinity Place.
The facades of the nine-story building are finished with natural granite, mosaic. The interiors of halls, residential and non-residential premises, created the British architectural bureau 1508 London. A square meter of an apartment with one, two or three bedrooms will cost half a million rubles. The layouts are made so that the windows of the bedrooms in all apartments overlook a quiet, cozy patio. And from the panoramic windows of the kitchen-living rooms, dining rooms - there was a magnificent view of Malaya Nevka.
The first floors are given for children's playrooms, a library, sports halls. There is a centralized air conditioning system, an underground garage, video surveillance is installed. Comfort class
At the same time, about thirty comfort-class complexes with different distances from the center are being built. The complex is being erected by the well-known St. Petersburg developer of the Leader Group. The project provides for the construction of several sections of irregular shape, variable number of storeys (13 - 23), three “turnkey” finishing options, underground parking. The first section will meet the new settlers before the beginning of spring 2020. Layouts and prices:
- 1-to 37.6 and 68 m2 from 4 million;
- 2-to 64 - 90 sq.m. from 6 million;
- 3-to 100 - 102 m2 from 8.9 million.
In fact, this is a whole quarter in which, in addition to housing, shops, consumer services, 9 schools, 13 kindergartens and 2 swimming pools.
Columbus residential complex is being actively built, which they plan to put into operation closer to the end of 2021. Buying housing on the Neva Bay is a profitable investment. The city administration plans to commission the Mining Institute station in the next two years, and the Harbor by 2030.
Economy class
Of the budget new buildings, the most interesting complexes are:
- The “Northern Valley”, which has been rented out in turn since 2011, is part of the “Affordable and Comfortable Housing for Russian Citizens” program. The last fifteenth stage will be commissioned in the first quarter of 2020. Given the location (100 meters to the Parnas metro station from the first line of houses), the cost per square meter is quite low: less than 90,000 rubles in one-room apartments. The project includes studios, one-room, two-room and three-room apartments. Thirteen kindergartens, ten schools, an ambulance station, two clinics will operate. Nearby build a fire department, post office, police.
- "CDS Polyustrovo" on Piskarevsky Prospect, 25. This is a brick-monolithic 25-storey building with turnkey apartments. The cheapest studio costs less than three million rubles, while a four-room studio costs a little more than 8 million. The only drawback of the house is its location: it is about five kilometers to the nearest metro station. On the other hand, this is not so much for a view apartment with a glazed loggia, a repair made by the developer.
- Nevskaya Zvezda 10 minutes from the Proletarskaya metro station on ul. The investment and construction group “Mavis” from 01.01.2019 opens sales in the residential complex “Urbanist”, located near the station. Leader Group GC will begin sales in the residential complex on 32 Gagarina Street. So far, even the marketing name of the complex has not been disclosed. It is known about the project that it will be three houses (two on 23 floors, one on 16), a school, a kindergarten, an art school, and a pool. In addition, the first floors will be non-residential.
